Site Manager required in Tunbridge Wells, Kent.



We are currently recruiting for a Site Manager in Tunbridge Wells, Kent with residential experience. Do you have experience as a Site Manager with a reputable developer and want a new role?

* Duration: 9 months
* Salary/Rate: Up to £240 per day (dependent upon experience)

An award winning national residential developer with multiple developments across the county, specialising in traditional build multi-phase schemes.



The Project

A new traditional build development of 120x 2, 3 and 4 bedroom semi detached, detached and townhouses including units for private sale and shared ownership.



The Role

You will be a number 1 Site Manager, reporting in to a visiting Contracts Manager, responsible for the management of site operations which includes the site team and incumbent contractors. Your role will include but not be limited to:

* Ensure compliance with the company's health and safety and environmental policies and procedures. (in the capacity of Site Manager)
* Prepare and maintain traffic management and site strategy and review as required. (in the capacity of Site Manager)
* Follow company guidelines in relation to accident and incident reporting procedures . (in the capacity of Site Manager)
* Keep the health and safety compendium up to date at all times. (in the capacity of Site Manager)
* Accompany health and safety advisors during site visits and undertake remedial action as appropriate. (in the capacity of Site Manager)
* Review and approve risk assessments and method statements for all operations and ensure that all work is in accordance with method statements. (in the capacity of Site Manager)
* Ensure all plots have a customer care pass before obtaining CML prior to legal completion. (in the capacity of Site Manager)
* Carry out service visits in accordance with the customer/sales plan. (in the capacity of Site Manager)
* Carry out pre-occupation checks on all properties prior to handover. (in the capacity of Site Manager)
* Arrange and attend effective site based meetings with the Sales Team Leader and that the required information is available to enable the Sales Team Leader to update the customers. (in the capacity of Site Manager)
* Action remedial items raised at home demonstrations. (in the capacity of Site Manager)
* Ensure that all plots to be handed over have adequate and appropriate access, parking, street lighting and signage. (in the capacity of Site Manager)
* Action items raised by the Contracts Manager, Sales or Customer Care team.
* Ensure that all materials are checked for damage and that they meet the required quality standards. (in the capacity of Site Manager)
* Ensure subcontractors adhere to the protection guidelines as stated in the site protection manual and trade specification. (in the capacity of Site Manager)
* Complete checklists accurately and return to the regional office on a weekly basis. (in the capacity of Site Manager)
* Thoroughly inspect and snag each plot prior to each key stage inspection carried out by the NHBC. (in the capacity of Site Manager)
* Ensure that all sub-contractor quality stage checklists are complete prior to payment being authorised. (in the capacity of Site Manager)
* Prepare the master build programme and review and revise in line with budget requirements. (in the capacity of Site Manager)
* Monitor progress of the build programme to ensure construction methods and timescales are met and take corrective action to bring progress back in line with programme. (in the capacity of Site Manager)
* Liaise with the utility companies to ensure the build programme requirements are met. (in the capacity of Site Manager)
* Hold weekly subcontract meetings using the standard meeting agenda. Discuss and resolve all actions and circulate minutes. (in the capacity of Site Manager)
* Use the subcontract manual and trade specifications as a basis for managing the subcontractor's obligations. (in the capacity of Site Manager)
* Check subcontract orders and liaise with commercial prior to issuing any variations or instructions. (in the capacity of Site Manager)
* Assess storage arrangements and incoming deliveries to reduce waste. (in the capacity of Site Manager)
* Plan flow of materials to ensure all requirements are met. (in the capacity of Site Manager)
* Agree and manage the equipment, plant, staffing and subcontract requirements for the site. (in the capacity of Site Manager)
* Respond to all queries from trades and action accordingly. (in the capacity of Site Manager)
* Maintain the highest standard of site presentation at all times. (in the capacity of Site Manager)
* Manage the recruitment and induction of new employees in line with Company best practice guide. (in the capacity of Site Manager)



About You

* You will have gained circa 4+ years experience, ideally working for a volume builder/developer as a Site Manager.
* Have the correct CITB qualifications for the position of Site Manager.
* Be able to control multiple subcontractor packages and direct labour.
* Recent and relevant experience as a Site Manager.
* Strong organisational skills with proven time management skills.
