Job Title: Temp Maintenance Worker
Location: Dover & Folkestone. Other areas required Canterbury, Ramsgate, Margate so has to be flexible to drive to these locations where mileage will be paid.
Hours: 37.5 per week (Mon to Fri 9-5)
Salary: £22,648 to £25,274 gross per annum
Contract: Temporary 6 months with view to extend

Overall Purpose

To provide an effective and efficient maintenance service on a temporary basis throughout various estates of supported accommodation, move on accommodation and offices in the Dover and Folkestone areas. You will conduct general maintenance, responsive repairs and cyclical works to ensure premises are safe and kept to the good home’s standard. To work within the company’s policies and procedures including but not limited to safeguarding, health and safety, HR, finance, housing services, support services and all staff are expected to uphold the values and ethos of the organisation.

Main Duties and Responsibilities
General Duties

1. Conduct maintenance works as required to suit the needs of the client including decorating, flat pack assembly, carpentry, door and window repairs, plumbing and drainage, changing light bulbs.
2. Being the eyes and ears ensuring projects in their cluster are kept clean and tidy. Feeding back any waste volumes, rubbish clearance, fly tipping, pest control issues and dog fouling to the project manager
3. Liaising with specialist contractors where required.
4. Maintain properties in accordance with internal and external standards and health and safety regulations.
5. To ensure reactive works are prioritised effectively and completed in reasonable timeframes.
6. To ensure cyclical maintenance is conducted on time and plan refurbishments/redecoration of void rooms as required.
7. To ensure all maintenance work is recorded accurately so works can be closed out and trends monitored over time.
8. To ensure maintenance works are cost effective.
9. To follow and contribute to the development of risk assessments.
10. To work closely with the Housing Management team as required.
11. Commit to the continuous improvement of the service.
12. To provide advice and input about the acquisition of additional properties.

Other Duties

13. To undertake and participate constructively in induction, regular supervision, appraisal and relevant training, and contribute positively to good team relationships and continuous improvement of services
